All prices below are expressed as price per square metre of internal usable floor area — not plot size — and represent the achieved transaction range based on Terralume advisory engagements and market research conducted in Q3–Q4 2025. Premium finishes, waterfront positions, or exceptional views will push prices toward the upper end of each range.
Important note on naira pricing: All prices are denominated in naira. Given ongoing naira volatility, USD-equivalent values fluctuate significantly. Dollar-denominated buyers should request USD pricing directly from sellers or developers — many high-end Lagos properties are now quoted and transacted in USD.
